Wohnungsübergabe-Protokolle mit einer iPad-App erstellen


Bei einer Wohnungsübergabe kommt es leicht zu Missverständnissen zwischen dem Vermieter und dem Mieter. Die Universal-App "Wohnungsübergabe-Protokoll" nimmt deswegen beim Gang durch eine Wohnung Fotos, Fakten und Absprachen entgegen, um sie gleich in einem Protokoll festzuhalten. Das geht am Ende allen Beteiligten per E-Mail zu. Die neue Version 2.0 erweitert die App noch einmal deutlich!



Es gibt geschäftliche Absprachen, die besser gut protokolliert werden, damit es im Nachhinein keinen Ärger und keinen Raum für Missverständnisse gibt. Das ist etwa der Fall, wenn eine Wohnung oder ein Haus vermietet werden. Dann stehen Vermieter, Makler oder Verwalter auf der einen Seite - und die zukünftigen oder scheidenden Mieter auf der anderen. Bei der Abnahme oder Übernahme einer solchen Immobilie sollte unbedingt ein Protokoll geführt werden, das den aktuellen Ist-Zustand festhält und alle Absprachen sofort erfasst. Auf ein solches Protokoll können sich später beide Seiten berufen, wenn es doch zu Konflikten kommt.


Der Haufe-Verlag sorgt mit seiner Universal-App "Wohnungsübergabe-Protokoll" für ein geordnetes Protokoll, das sich am Ende der Immobilienbegehung durch eine Unterschrift aller Beteiligten besiegeln und als PDF direkt per E-Mail auf die Rechner der Übergabe-Teilnehmer versenden lässt. So werden Manipulationen am Protokoll ausgeschlossen.


Die App legt für jedes Mietobjekt ein eigenes Protokoll an. Das hält zunächst fest, ob es um eine Übergabe oder eine Abnahme geht. Es merkt sich auch das Datum, die Uhrzeit, die Adresse der Immobilie sowie die Namen der Mieter und des Vermieters. Jeder Raum wird einzeln angelegt. Die App erfasst passend zu jedem Raum die Besonderheiten und die Schäden - und kann dies mit Fotos belegen, die gleich mit im Protokoll verankert werden. Die App protokolliert außerdem alle Schlüssel passend zur Immobilie und merkt sich die wichtigsten Zählerstände.


Neuerungen bei Version 2.0:

  • Neues Startmenü: Das Startmenü wurde überarbeitet, sodass es noch übersichtlicher ist. Das ist wichtig, denn bei einer Wohnungsübergabe ist keine Zeit vorhanden, um lange nach benötigten Funktionen zu suchen.

  • Auswahl der Personen: Es können mehrere Personen ausgewählt werden, die bei einer Übergabe anwesend sind.

  • Neues Protokoll-Layout, größere Bilder: Ein neues Protokoll-Layout unterstützt den Anwender darin, alle Fakten noch schneller zu erfassen. Ganz wichtig: Es lassen sich nun größere Bilder im Protokoll hinterlegen.

  • Zählerstände mit Fotos: Gas, Strom oder Wasser - die App erfasste schon in der Version 1.0 die relevanten Zählerstände einer Immobilie. Ab sofort ist es möglich, Fotos der Zählerstände anzufertigen und sie mit im Protokoll zu hinterlegen. Auf diese Weise können die erfassten Zahlen später nicht in Frage gestellt werden.

  • Sondervereinbarungen erfassen: Ab sofort ist es möglich, Sondervereinbarungen und Sonstiges mit im Protokoll zu vermerken.

  • Auch für Immobilienverkauf geeignet: Die neue Version vom "Wohnungsübergabe-Protokoll" kümmert sich nun auch um den Immobilienkauf bzw. -verkauf. So wird das Einsatzspektrum der App deutlich erweitert.
